Changing your Property Management Agency & Property Manager

Are you currently a Property Investor and considering changing Property Managers? 

While everything may or may not seem to be running fine on the surface, there can be signs that suggest it’s time to make the move ASAP. You have spent a lot of money on your investment and if its not managed correctly could cost you more overtime.


Asking yourself these questions can be a good start to evaluating the quality of your current Property Management service.


  • Can you call your Property Manager direct and have an open conversation or do you have to call the Agency and ask permission to speak with them at a time that suits them. 
  • Are your communications responded to promptly, or do you have to follow up emails and calls?
  • Is your Property Manager Experienced and do they answer questions or make decisions on the spot or need to go and ask for advice from someone else who may or may not have experience in the relevant area ie Commercial or Residential Property.
  • Did you meet a Property Manager initially and now you deal with their assistant ongoing. 
  • Are you being charged fees that you didn’t know about initially?
  • Are rent arrears consistent and not followed up regularly? Is your Property Manager communicating any issues they see with you or Tenancy concerns that could affect your investment.
  • Does your Property Manager regularly visit a Commercial Tenancy and take interest, ready to discuss your tenancy at anytime?
  • When tenants move out, how long does it take for a new tenant to move in and is it a quality tenant? Does a sign go up and an advert then sit in the office and hope for the best or are they proactively working trying to fill the vacancy with a quality tenant only.
  • Are repairs seen to promptly by quality, registered tradespeople?
  • Most of all does your Property Manager look at ways of growing the value of your asset and have conversations throughout the management or do they just simply collect the rent.
  • Another key ingredient is to ask yourself is your tenant also happy with the service they are getting from the current Property Manager. Afterall they are in control of the tenancy and paying the rent in which both of these items play a key part in maximising your return on investment.
